Last week Ognjen and I previewed the Caribbean Condos Miami Beach. The Caribbean Condos are located at 3737 Collins Avenue Miami Beach, Florida 33140, just a few blocks north of the South Beach area in Miami Beach.
My prediction is that this area just north of 23rd street up to the Fountain Blue (Fountainebleau) Miami Beach at 4441 Collins is going to be the next “hot” area of Miami Beach. The area has a really good feeling and a very “settled” atmosphere from the hustle and bustle of South Beach. It feels more “grown up”.

I also think that when the market picks back up there will be a little more revitalization of some of the older buildings in this neighborhood (if not before). The Mosaic Condominium Building is also in this neighborhood.
The Caribbean Condos are ocean front and right now feature the best price per square foot (.63) monthly maintenance compared to other similar luxury condominium buildings on Miami Beach.
I was really impressed with this building because the units are HUGE! Currently on the market is a one bedroom with 964 square foot up to a three bedroom with 2300 square feet. The one bedrooms is listed at $450,000.
My favorite unit is a 2300 square foot 3 bedroom/ 3 and a half bathroom, corner, oceanfront designer finished unit.
It’s listed at $1, 716, 680. This is the bedroom of that unit below and just to the right of this picture (not taken) is a sliding glass window that overlooks the ocean.
