Renting in Miami or Miami Beach IS Expensive!

Often when people contact me from big cities like NY or LA they quickly become pretty discouraged when they actually start previewing rental properties around the city.  I blame it partly on the media for saying almost nightly that the “sky is falling” and lots of units around the city are sitting empty and owners are desperate so they will take anything you offer for rent.  The usual comment is “well wouldn’t they rather take my offer for $500 less a month than let it sit on the market another month?”. 

My answer is usually, “from my experinece, no they wouldn’t.”  There are renters out there and as long as the property is price correctly, it will rent. 

Newly release census data shows that South Florida is the least affordable state for renters. 

First of all there are many different areas of Miami & Miami Beach, many different buildings and many different owners offering their units for rent.  These three factors combined can create many different scenarios and many different outcomes.  For instance last year I had a renter offer an owner in one of the South Beach luxury properties about $200 less a month and paid in advance for two years.  The owner didn’t accept the offer.  In fact he was so offended that he took the unit off the market.  South Beach is different than Brickell, Brickell is different than Midtown and so on.  You need a professional that really knows the market, can pull comps and knows how to put together a strong offer so that you can get what you want, the owner gets what they want and in the end it’s all a win/win situation. 

Food for thought:  Do you really want to rent from the owner that is super desperate and will take whatever you offer?  Is it really worth it in the long run? 

In today’s market I encourage my rental customers to go for the units that are completely finished or at least ask the owners to finish them out.  Finishing the unit (blinds, light fixtures, paint, etc.)  shows that the owner is invested in the property at least it’s a small sign in all of today’s uncertainty.

Recently I discussed the reasons why listings expire .  In that post I talked about the three main factors in selling your property.  Price, Condition and Location.  In consideration of condition, I am going to include a checklist to help you consider the “condition” of your property. 

Overall Interior

  • Walk through your home.  Store, give away, throw, or donate anything that you won’t need until after the move; e.g. furniture, knick-knacks, clothing, toys, equipment, appliances, worn rugs, papers, books, cosmetics, jewelry, games, CDs, etc.
  • Walk through your home again, this time with some tools.  Fix loose door knobs, cracked molding, leaky faucets.  Remove cob webs.
  • Replace worn or broken door knobs, cabinet fixtures, light fixtures, light switches, outlet plates, faucets and vent covers.
  • Clean the fireplace.
  • Clean the vents.
  • Clean and organize your closets.  Add extra space by storing or giving away items.
  • Add a fresh coat of paint in light, neutral colors.
  • Shampoo the carpet.  Replace if necessary.  Clean and wax the floors.
  • Vacuum the window blinds, shades and drapes.  Wash or dry clean curtains.  Wash all the windows, frames and sills.
  • Add dishes of potpourri.
  • Remove all valuables, such as jewelry, artwork, knick-knacks, medications, cash, coin collections and so on.
  • Open all the window shades to create a spacious and bright look.
  • Put pet supplies and dishes in a place where they are not the first thing potential buyers see or smell when they walk into a room.
