In difficult times, it’s nice to have People Ô  around.  Miami Beach and Brickell property owners know that throwing in the “people incentive” will be an added attraction to propspective renters or buyers. 

People Ô  inventor and Brickell Condo Owner, Joe Schmo said, “ In my own condo, I am currently testing out People Ô   on the balcony.  I figure you can have them when you want them and close the sliding glass door when you don’t.  My only concern is during hurricane season, I am not sure where to put them?” 

In fact Mr. Schmo’s lovely unit comes with these two people, a man and a woman hanging out on the balcony.  “They are great to have around for parties.  Just invite over a couple of friends and you have an INSTA PARTY!”, says Mr. Schmo.

What Miami Beach neighborhood is The Waverly located in? 
The Waverly is located in the West Avenue area of South Beach in Miami beach.  It is a building located on the Biscayne Bay side of the island.  The Waverly is located in a very desirable area of South Beach because it is close enough to all of the hot spots without being in the middle of  all of the traffic.  It is walking distance to most of the popular local hangouts like Lincoln Road and the parks.  It is also very easy to catch a cab from this location if you don’t feel like walking. 

What amenities does The Waverly feature?
The Waverly has a valet service, a concierge, on-site security, tennis court, gym, pool and a little convenience store inside the building.  It is a pet friendly building (some restrictions apply)  and located right outside the building is a little green area where the pets can be walked.  Also a couple of blocks east, there is a dog park in Flamingo Park where the dogs can be off leash.  The Waverly has a covered, gated garage for parking. 

What’s around The Waverly?
A Lot…Starbucks, Whole Foods, Barton G Restaurant, Jimmy’s, Smoothie King, Blockbuster, Sandwich Shops, Crunch Gym  (if you are not an in house gym person) and much much more.  It’s a very centralized location in South Beach.  The Flamingo Condos are located right beside The Waverly and The Mondrian hotel is a couple of blocks south.

The Courts Condos in South Beach

This past weekend I showed a banked owned property in The Courts at South Beach.  The Courts is located in the South of 5th area of South Beach of Miami Beach.  The Courts “complex” is spread out over a couple of different blocks located off of Jefferson Avenue, Meridian Avenue & Michigan Avenue.  This particular listing was on the South side of the building on 125 Jefferson Avenue.   Although the unit was very clean, it will need a little work prior to moving in.  Flooring and paint to start.  It’s not “awful” like some REOs,  it just looks like someone put in a lot of work and then wasn’t able to completely finish it. 

This building has a security guard at the gate, a property manager on-site, pool & gym.

Is this a good deal in The Courts?
Right now it is the least expensive 3/3 listed in The Courts.  Over the last six months in The Courts there were six closings.  The least expensive unit was a 2/2 and it sold for $500,000.  There were two 3 bedrooms that sold and they sold for $559,000 and $700,000.  Just know that the three bedrooms are not “standard sizes”, their layout, style and square footage vary.  Some have huge terraces and out door living areas, others have smaller balconies.  You also need to calculate the expenses of finishing out the uncompleted work. 

Is this a good deal in South Beach?
Over the last six months, according to the MLS, there were twenty 3 bedrooms that sold.   The least expensive was a unit at The Floridan located at 650 West Avenue.  Third from the bottom is that same unit from The Courts that sold for $559,000.  Of course at the top of the price point for 3 bedrooms are the ultra luxury SOFI units that sold in the millions in buildings like Apogee, Il Villaggio, Murano at Portofino and more.

    110 properties were sold by the same time last year (2008)
   158 properties were sold by the same time in (2007)
