The Miami Beach renter question of the day, “what’s in the application process,” has a few different answers. What’s important to know when renting a condominium in Miami Beach is that there are two parties that may require an application of some sort.
- The owner of the unit.
- The condominium association of the building.
The owner of the property (your potential landlord) may request you to process an application for him. The condominium association of the building typically hires out a property manager to manage the property. This company usually has an application that goes along with their standards as well as the association’s standards. Some owners just rely on the condominium association/property manager to process the application and if they approve you, the owner will approve you. Due to private policy sharing, the association is not supposed to share the results of this application with the owner. So essentially the owner has to “trust” that the property manager made a good decision on the application. If the owner doesn’t trust the association, he may also require his own application so that he can review the results and make the final call.
Typically the application is checking credit, background and previous rental history.
