Miami Beach Single Family Homes: What’s new on the market?

I have been working with a client that is looking to purchase a 3 bedroom/ 2 bath home.   His budget is up to $750,000 and he likes the areas of  Miami Beach 33140, Miami Beach/North Bay Village 33141, Surfside 33154 and possibly over the bridge to Miami Shores 33138.   In terms of what you get for your money, each of these areas are different.

Currently my client is set up under his preferred search criteria in my MLS database and any time a  new listing that matches what he is looking for hits the market or an active listing is reduced, under contract or sold; he receives an email.  My clients are definitely set up to have their pulse on the market!  This morning he called and asked me to send an update of what’s new on the market in the last 30 days in each of the neighborhoods that he likes based on his specific criteria. 

I wanted to share with you what I found for the area of  Miami Beach:  33140.

Over the last 30 days in Miami Beachin the zip code of 33140, there were 13 new properties listed on the market.  Out of these 13 new listings, the lowest priced property is a fixer upper that is accepting cash only offers, priced “as-is” at $399,900.  From there the next price point starts at $889,000 up to $3.495 million for a 4 bedroom, 4.5 bath off of Lakeview Court.

Over the last six months there were 41 sales in this area.

If I take out the distressed sales (short sales and REOs) the average price per square foot goes for $355.  However, let’s be realistic; we are are not really comparing apples to apples in the above figures.  That’s a big wide swatch of  closed listings and completely different types of homes that sold in that zip code.   From average to high end luxury and if you look at the “high” closed price, that number will reflect that.  However, it is good to see some sort of “base” on which to build.  Many of these homes, especially the luxury waterfront have been gutted,  rebuilt, redesigned, with high end appliances and other high end luxury features. 

So for my client, other than the $399,900 property, that’s it for new listings in 33140 for today.
