If you are looking for a quick way to find a Miami Beach Luxury Rental here are ten quick tips that will get the job done fast and efficiently.
1. Know how the rental process works in Miami Beach. Many owners hire real estate agents to list their property for rent through the MLS. So most real estate agents have access to the listings that are available. Think of it like a buying and selling transaction. It’s pretty similar however it’s for the rental market. Typically the owner pays the agents’ commissions, so find one agent who you like, hire that agent and the agent look up all of the properties for you, make appointments and negotiate the rental terms.
2. Craigslist……… Craigslist is a great place to start if you are just getting started to get an idea of what you get for your money, but ultimately a lot of the data is inaccurate because the rental market moves so quickly and many of the listings are outdated shortly after they are posted. Also it’s important to know that some agents give other agents permission to advertise their listing so one listing could be advertised multiple times making the inventory seem more inflated than what it is in reality.
3. Find an agent who has perfected the rental process. Many agents do not do rentals. Find an agent who knows the ins and outs of renting in the area, is familiar with the inventory, condo associations, etc… it will make your life so much easier.
4. Short term rentals are not the same as the regular rental market. Short term rentals are more like vacation rentals. Most buildings in the area do not allow short term rentals. If you are looking for a short term rental, you need to find an agency or agent who does short term rentals. They are a very specific niche. We do not do short term rentals.
5. Get your deposits ready and be prepared for the standard three (first, last and security). Most owners are going to require first, last and security as deposits to rent the unit. Rarely are these three waived.
6. If you have a pet, let your agent know in advance. Many buildings do not allow tenants to have pets and the pet qualification has to be approved by the building and the owner. So let your agent know in advance.
7. Don’t start your search too far in advance. Our rule of thumb is to not start looking at properties unless you are a month or less out. If you start too early most owners will not hold the units for over a month at the same time you need to plan for a 7 to 10 day application process for the condo association approval. So about one month out is good.
8. Prepare a cover letter. We always prepare a cover letter to accompany our rental offers to the owners and their agents. It’s a nice touch and have found that most owners respond very favorably to the added touch and appreciate the details. We also think that it helps our rental customers negotiate a more favorable deal.
9. Be sure that all of the details are on the lease. Often offers are written and accepted but then those details are not carried over to the lease. Technically the lease replaces the offer so be sure to carry over any important details from the offer to the lease. For instance paint touch ups, parking space # or something else very specific.
10. Be sure to have copies of everything. Ask for copies of the deposit checks, escrow letters if required, the lease the offer, etc.
