Whether you purchased your property for a long term investment or are holding out for the market to stabilize, many property owners in Miami and Miami Beach use the services of a Realtor to market their property for rent and handle the renting process.
You probably have many questions. Below is a quick summary of how we will work for you.
- Review the most up to date market comps for rentals and list your property for Rent through the South Florida MLS system.
- Advertise it and show it to potential Renter agents, their customers and other potential renters.
- Field calls from other Realtors (agents) and show to their clients.
- Review, negotiate and discuss with you any offers.
- Assist you with the contract to lease and final lease. I have access through the forms division of the most up to date Florida lease agreement according the Florida Realtor Association and Florida Real Estate Law and you are welcome to use this lease.
- Collect the required deposits. Give you receipt notice of these funds collected.
- Work with the condo association of the building to make sure the Tenant goes through the proper application process.
- (If you are not in town) Hand over the keys to the client and be present for the walk-through.
- Forward all final paperwork to you for your records.
- Send Authorization to the escrow company to disperse all funds to pay out the participating Realtors & the Owner’s Deposits.

Something to keep in mind….
Property Management Services. Although a lot of your tenant’s maintenance concerns may be covered by the building, if you live out of town and need someone to manage the ongoing affairs of the lease including but not limited to collecting rent and other issues, you may need a Property Manager. We focus on what we do best and that is getting your property rented. That is why we only manage the initial Real Estate side of the transaction, not ongoing property maintenance issues and rent collections. If you need us to recommend you a service, we will be happy to send a referral.
