In this market we have to face facts. One of those facts is that if you are selling your property at this very moment or are planning to put your property on the market, it needs to be in the BEST CONDITION possible. Condition is one of the three main factors in selling your property (Condition, Price & Location) and it’s one you can actually control.
Before you put the unit on the market ask yourself, “Am I really serious about selling this property?”. If the answer is “yes”, now is the time to start removing yourself and the purple wall paper from the bedroom. I say that in a funny way but sometimes sellers get defensive when it comes to “appealing to the masses”. When you are selling your property, it’s not about what you like, it’s about what the masses like.

Tips for Selling Your Condo By Appealing to the Masses
- Clean. I know that this seems like a “given”, but I am a clean freak and not every one’s idea of clean is really clean. So clean the property like a clean freak would, detailed cleaning, dust out of the smallest cracks cleaning and if you don’t know how to do it, hire someone to do it for you and then maintain.
- A Clean Kitchen is a must. Clean the oven, the stove, the refrigerator & organize the shelves. Clean out the kitchen cabinets and pack up any items that you are not using on a daily basis. Remove items off the counter tops. De-clutter.
- Paint, touch up & paint. Faded walls, scuffs, and scratched finishes reduce appeal. Buyers would rather see how great the home looks rather than hear how good it could look with a little work. Choose neutral paint colors, off whites are usually pretty suitable.
- The Bathroom. Repair caulking in bathtubs and showers. Clean the grout and clean the soap film. Don’t forget the cabinets. They will be opened.
- Anything that is broken or needs work, go ahead and do it. If the closet doors are off track or a light would lighten up the space, don’t explain away that they will be repaired or that an area would look better with more light, just go ahead and make it happen.
- Organize the closets. Neat and well organized closets show that there is space. De-clutter, clean out and make it presentable.
- Replace light bulbs that are out.
- Clear out any pet smells. I love my dog and am sure if you have pets you love them too but not everyone likes pets, some people are scared of them and some people are very allergic to animals. So do your best to makes sure the pet is out of the way.
- Clean the ceilings and the air vents. Any place that collects dust, clean it.
- De-clutter. Remove all of the little “thingies”, little decorative “thingies”. Remove excess furniture and other items that you seldom use.
- Most important, “You never get a second chance to make a good first impression”.
