Sunset Islands Miami Beach Homes are the Some of Best Buys on Market Today

Sunset Islands Miami Beach homes is one of Miami Beach’s best kept neighborhoods.  If you are not from Miami Beach and are only traveling around by taxi you may be surprised to find that we have some really great single family neighborhoods tucked away off the “tourist” beaten path, yet are still very  “accessible” for the Miami Beach lifestyle. One of my favorite neighborhoods in Miami Beach is the Sunset Islands neighborhood.

Sunset Islands consists of four islands just west of the Miami Beach mainland.

What is so special about the Sunset Islands Miami Beach?

The location of these four islands is excellent.  The islands are located in a gated neighborhood, however close to everything (& walking distance too) in Miami Beach.  Sunset Islands are several blocks from the beach, walking distance to Publix, Fresh Market, local dining spots and Lincoln Road. What is important to know is that the Sunset Islands are located next to the Sunset Harbour neighborhood which is a fresh, vibrant and growing neighborhood with a ton of new restaurants, some of the hippest workout clubs in the city.  In my opinion, Sunset Islands are still some of the best buys for single family luxury homes in Miami Beach.

When buying a Sunset Island home you have to take into consideration a few key points:

-Waterfront or non-waterfront?
-Type of waterfront
-Lot size and details
-Historical home or not?
-Old construction versus new construction?

-and more…

Just last week a property located on Sunset Island III sold for $14,250,000. The reason I find that interesting is because this property is newer construction and based on MLS data the sold price per square footage is $1438. The property across from the islands on the North Bay Road also new construction sold in March for $20,500,000 which comes to $1638 per square foot.

At the moment there are 8 waterfront homes for sale on Sunset Islands:

The lowest $5,500,000 ($965 per square foot)
The highest $18,900,000 ($2664 per square foot)

There are two 2 non-waterfront homes for sale on Sunset Islands:

The lowest $1,695,000 ($739 per square foot)
The highest $3,200,000 ($751 per square foot).

You can see the best properties are closing in similar price ranges.

Taking into consideration the location of Sunset Islands and also near some of the other most sought after luxury neighborhoods in Miami Beach like North Bay Road, the listing prices are very competitive in comparison to the other single family luxury neighborhoods in Miami Beach and for the new buyers there are still some great buys on Sunset Islands.
