Miami Beach is an island off the Miami Mainland that stretches north to south from 1st street up to approximately 87th street and east to west from the Atlantic Ocean to Biscayne Bay.

The real estate that is on Miami Beach is vast.  There are high rise condominiums, low rise condominiums, single family homes, town-homes and mansions.

One thing that is very important for buyers to know is….

When the media and other real estate statistics group all of Miami real estate into one big lump, unfortunately the numbers don’t really tell the entire truth.  Miami and Miami Beach are two different areas.

South Beach, Brickell, Downtown Miami & Midtown Miami are three different areas within the general “Miami” area and from there each individual building has it’s very own market data.  Miami Beach also has many different neighborhoods and within each of these neighborhoods are even more sub markets.

What’s most important to understand is that Miami Beach, although a local residence for many, is also a second home for others.  It is a very desirable place for people to buy second homes as well as invest their money.  Our real estate market although local, is not always driven by “locals”, many of our buyers are from wealthy countries and they have no problem paying cash for a multimillion dollar property on the ocean.

Miami Beach has many different neighborhoods.  Some neighborhoods are “designated” while others are “made up nicknames” by locals over the years.

From south to north some of the most popular Miami Beach neighborhoods are:

  • South Beach or SOBE is from approximately 23rd street to first street and from the Ocean to the bay.
  • South of Fifth or SOFI (still located in South Beach) is from 5th street to 1st street and from the Atlantic Ocean to the Biscayne Bay is South of Fifth South of Fifth or (SOFI).  This neighborhood is one of the high end luxury neighborhoods of Miami Beach featuring buildings like Continuum I, Continuum II, Portofino Towers, Apogee, Murano at Portofino, Murano Grande, ICON, South of Fifth,  Bentley Beach, The Courts & Cosmopolitan.
  • Star, Palm and Hibiscus Islands: These are the three islands with large mansions that you can view from the MacArthur Causeway.  They are artificial islands and were created by Carl Fisher.  These islands are homes to many wealthy residents and celebrities.
  • Venetian Islands: Also artificial islands and encompass:  Biscayne Island, San Marco, San Marino, Di Lido, Rivo Alto and Belle Island.  Belle Island is the most eastern Island of the Venetian Islands and has condominium high rises and also features The Standard hotel and Spa.  Rivo Alto, Di Lido and San Marino feature single family homes.  Biscayne Island has a mixture of single family homes and condominiums.

  • Flamingo/Lummus

Although all of Miami Beach is fairly “pedestrian friendly”, the most “urban/pedestrian” area of Miami Beach is South Beach.  South Beach is the “main attraction” of Miami Beach and features the most famous spaces, restaurants and clubs like: Lincoln Road, Washington Avenue, Ocean Drive, Prime 112, The Meat Market, Mansion,  Sushi Samba &  Joe’s Stone Crabs.

South Beach is truly a little mini city in Miami Beach.  It’s a lifestyle like no other which is what draws so many people to live in this area specifically.

Mid Beach and the islands are a little more residential and low key.  Although these areas are still within minutes to South Beach and are still very urban compared to other beach towns, these areas feature more single family homes and large high rises.  Many of the high rises have full service amenities featuring restaurants, spas and amenities that allow the residents to “live inside” the building.

One thing that about Miami Beach that most people do not know is that it really has something to offer everyone from local year round residents, tourists, investors, vacation home buyers and more.  We have beaches, nightclubs, restaurants, shopping, local parks that Miami Beach residents can access for free (hockey, pool, after school activities and more), boating, retiree friendly activities and so much more.  Miami Beach is often referred to as a “party town” and although we definitely have our fair share of parties, we are so much more than a big party.  It’s a huge diverse community of people and a great one at that!

Miami Beach South of Fifth

Currently in the Miami Beach South of Fifth area there are approximately 462 condos/town homes on the market for sale.  The Miami Beach South of Fifth area is an area of Miami Beach of South Beach that is located between 1st and 5th street.  This neighborhood is considered a luxury area because of the buildings like Continuum I, Continuum II, Portofino Towers, Apogee, Murano at Portofino, Murano Grande and ICON which are all located in this neighborhood.  These are some of the best of best in luxury buildings.  Also in this neighborhood are high end restaurants and boutique retail shops.

Over the last 90 days there were approximately 61 closed sales in the South of Fifth area.  According to the MLS details 41 of these properties sold as cash transactions.  Pretty typical for the current market as lending is still tight for most of this area.

If you are looking for luxury rentals Miami Beach, I would like to introduce you to a few of my favorite.  First, I need to define what I mean by luxury rentals Miami Beach and the criteria I am going to use to select them.

My criteria for selecting the best luxury rentals Miami Beach:

  • The building needs to be fairly new, no older than 2000.
  • Amenities must include at least:  Valet service, concierge, tight security, covered/secured garage parking, high speed elevators (private a second plus), high-end gym/spa & umbrella/chair services (if located on beach).
  • A luxury Miami Beach resort feel throughout the grounds.
  • High end finishes and appliances in the units.
  • Larger sized balconies and great views.

Murano Grande South Beach

Murano Grande South Beach opened in 2003 and was built on the Biscayne Bay side of  Miami Beach.  It is one of the best and most popular Miami Beach luxury condos.

The Murano Grande Miami Beach location is prime real estate in the South of Fifth area of Miami Beach is located beside Monty’s South Beach and in front of the Miami Beach Marina.

There are currently 1, 2, 3 and 4 bedroom residences on the market at Murano Grande South Beach for sale with square footages from 1206 up to 3979.   The Murano Grande Condo residences feature double door entries, private foyer elevator entrances, views of the bay, ocean and city, top of the line appliances and finishes.

Below is a picture of the balcony of a unit for sale.  The view is of Downtown Miami, Biscayne Bay and Star Islands.  This property is a three bedroom/three bath and is listed at $1.85 million.

Below is a picture of a unit’s bathroom featuring amazing views of the Port of Miami and Fisher Island.  The unit is currently listed at $3.45 million and is a 3979 square foot four bedroom/four and half bathroom property.

Murano Grande Condo amenities include a 24 hour valet service, secured parking, concierge services, fitness center, swimming pool, spa and tennis courts.

Murano Grande South Beach is located at 400 Alton Road Miami Beach, Florida 33139 in the South of Fifth area of  Miami Beach and it offers the best of the South Beach. Stepping out of the building you can walk to the beach, the Miami Beach Marina, Monty’s South Beach and a host of other local shops and stores.  The new Publix is approximately 2 blocks north.  The area is generally very pedestrian friendly.

The Murano Grande South Beach is in the same area as Apogee,  Continuum I, Continuum II and the Murano at Portofino. It is located directly beside ICON South Beach.

Over the last 12 months there were 18 units that sold in the Murano Grande building (on the MLS).  Units sold from $550,000 for a two bedroom REO and up to $4.2 million for a five bedroom penthouse.

Portofino Condos is one the first high rise luxury condos built in Miami Beach .

It was built on the South Pointe Miami Beach area in 1997.  The Portofino condominium is 44 stories with 206 units ranging in sizes from 1090 to 4510 square feet.

Apartment Rentals Miami Beach-going all luxury?

Miami Beach is a rental kind of town.   In this market, we have some amazing luxury apartment rentals. However, I should definitely clarify a bit.  I have noticed that when most people call me to inquire on rental property they often call the property “apartments” which is why I have used it as reference but in reality what you will be renting in Miami Beach is probably going to be a condominium.

Even more details….

Let’s say you are driving down Collins Avenue and you stumble across the building  Continuum.  It’s a huge glass building with hundreds of units inside of it.  We call these “units” condominiums not “apartments”.  Each of these units are owned by an individual owner (or company) and from there the property is managed by a property management company.  After the developer has sold “x” number amount of units, he/she will turn over the property to the unit owners.  From there these owners will create a board of directors and the board of directors and the property management company will manage the building.  When an owner decides to rent out his unit, he will either try and do it himself or hire a real estate agent to “list the property for rent”.  The owners pays the agents’ fees.

Metropolitan Miami… views from the 10 line balcony

In Miami, we live for our views.  We have bay views, city views, ocean views and more.  In fact a building can essentially have two completely different real estate markets inside of it just because of the view.

I took these pictures on Saturday while showing properties at Metropolitan, a newer building that is located in Downtown Miami just on the northern tip of Brickell.  One skip and you are in Brickell.  These pictures are from the 3610 unit (& for those who aren’t into Miami Real Estate lingo with floors and numbers)….  this means that this property is located on the 36th floor.

This particular unit has a really great view.  Walking out onto the balcony you have a direct view of Biscayne Bay, Brickell Key, South Beach, the Port of Miami and Key Biscayne.

New Publix in South Beach Opening Soon!

Not really much of a grocery store kind of gal but all of my friends are crazy about this new Publix soon to open late October.  I will need to test it with a real grocery cart but these grocery isles do look to be pretty wide.  One thing you have to get used to living in Miami Beach is tight isles when grocery shopping.  It looks like the new Publix may alleviate this tight shopping experience.

How Many Miami Beach Condos are Listed as Short Sales?

Yesterday a client called and requested a Buyer’s Consultation regarding an interest in purchasing a Miami Beach Condo.  During the conversation she started asking me about short sales and if I would be able to include any short sales in her search results?

I told her to first read my blog post on Short Sales and of course I would send her all of the short sale listings. 

Miami Beach Real Estate Market Details

In Miami Beach there are currently 3856 condos on the market. 
619 are listed as short sales
68 are listed as pending sales
84 short sales closed last year

These 84 condos that closed as short sales really peaked my interest and I wanted to find out more details. 

The most expensive property that sold in 2008 in Miami Beach and was listed as a short sale was in Apogee.  Apogee is located at 800 South Pointe Drive in the South of Fifth Area of South Beach in Miami Beach.   The unit is a 3103 square feet, 3 bedroom 3.5 baths, 2 parking spaces and much, much more.   This property is the “uber luxe” building in the South Beach area.   The unit was listed at $4,695,000 and it sold for $4,265,000. 

Apogee Pool Area

The cheapest two bedroom that sold in Miami Beach and was listed as a short sale was  located at 801 Meridian Avenue.   The building was built in 1968 and the unit is 1230 square feet.  It is a 2 bedroom/ 2 bath with 1 parking spot.   It was listed at $230,000 and sold for $217,000.

I pulled this statistics report from the MLS.  However most people don’t look for properties from $200,000 up to $1.5 million.  So the averages of course aren’t necessarily accurate if you are searching in a very specific price point.  However I did want to show the highs, the lows and everything in between.
