Miami Beach Rentals over last 90 days?

Over the last 90 days in Miami Beach there were 938 Miami Beach rental properties that rented through the MLS.

One of the most expensive units that rented was a 3010 square foot 4 bedroom/4.5 bath unit in the Continuum North tower.  Continuum is located at 50 S Pointe Drive in the high end luxury are of South of Fifth.   It rented for $12,000 per month.

The Yacht Club at Portofino also in the South of Fifth area located at 90 Alton Road had an impressive 23 rentals.  The most expensive was a furnished 4 bedroom/ 3.5 bath that rented for $3500 per month, while the least expensive was a 1 bedroom/1 bath unit that rented for $1650 per month.

The Waverly located just off Biscayne Bay in South Beach in the West Avenue neighborhood, came in right behind the Yacht Club with 22 rented units.  The most expensive unit that rented was a 1262 square foot, furnished, 2 bedroom/2 bath.  It rented for $3450 per month.  The least expensive one bedroom was a 793 square foot, 1 bedroom/1 bath and it rented for $1500.

Just to name a few of the most popular Miami Beach Buildings:

  • Flamingo 1500 Bay Road/ 18 rented units
  • ICON 450 Alton Road / 15 rented units
  • Bentley Bay 540/520 West Avenue / 15 rented units
  • Floridan 650 West Avenue / 12 rented units
  • Cosmopolitan 110 Washington Avenue  / 10 rented units
  • Akoya 6365 Collins / 10 rented units
  • Capri South Beach / 5 rented units

It just goes to show that rentals are still a hot commodity in Miami Beach.  Prices have come down over the last year but units are still renting.  In the luxury buildings, rental units still fetch a pretty high end price tag per month.

Miami Beach Real Estate Update

As of today in Miami Beach there are 411 condos under contract and listed as “pending sales” in my database. 

A touch on some of the more popular buildings or buildings with the most pending sales:

**This data is based only on data from the MLS, there could be more units under contract from the developer’s side and not posted in the MLS.  Also this search was completed via building name and some agents enter names differently so there could be more units listed but not found based on this criteria. 

401 Blu located at 401 69th street has 5 pending sales.

5600 Collins located at 5600 Collins Avenue has 3 pending sales.

Akoya Condo located at 6365 Collins Avenue has a whopping 11 pending sales.

Bentley Bay located at 520/540 West Avenue has 7  pending sales.

Burleigh House located at 7135 Collins Avenue has 4 pending sales.

Capri South Beach located off of 16th street has 2 pending sales.  ***One of my new favorite buildings!!

Continuum I and Continuum IIlocated at 50/100 South Pointe drive has 4 pending sales.

Flamingo South Beach located at 1500 Bay Road has 9 pending sales.

Decoplage located at 100 Lincoln Road has 6 pending sales. 

Maison Grande located at 6039 Collins Avenue has 8 pending sales.

Mirador Buildings located at 1000/1200 West Avenue has 14 pending sales.

Roney Palace located at 2301 Collins Avenue has 10 pending sales. 

Sunset Harbour located at 1800 Sunset Harbour Drive has 5 pending sales.

The Ambassador located at 1000 Meridian Avenue has 8 pending sales.

Carriage House Condo located at 5401 Collins has 7 pending sales.

The Collins located at 6917 Collins Avenue has 10 pending sales.

W South Beach located at 2201 Collins Avenue has 3 pending sales.

Over the last 90 days there were 382 condos sold in Miami Beach

The most expensive condo that sold was in the Continuum I located in the South of Fifth neighborhood at 100 South Pointe Drive.  It was a five bedroom, seven and half bath unit for $9.9 million.  In fact Continuum I & Continuum II had 11 closings over the last 90 days. 

CONTINUUM II SOUTH BEACH

The Decoplage located at 100 Lincoln Road had 7 closings over the last 90 days from $162,000 for a studio up to $600,000 for a 2/2.5.

Other notables for their impressive number of closings (must have at least 5):  The Flamingo South Beach, Burleigh House, Mirador, Murano Grande, Roney Palace, Sunset Harbour, The Courts, The Floridian.

According to the MLS out of the 382 properties that sold, 276 closed with cash.  Cash is KING!!

Over the last six months, 1041 properties have rented in South Beach (33139).  Over the last thirty days 128 properties have rented. Based on the MLS statistics it’s taking about three months to rent out a unit and honestly I think that is a pretty accurate average. If price, location and condition are good, most of my rental listings rent in about 90 days or less.
