Continuum Miami Beach.  The Continuum II “complex” is made up of two large high rise buildings:  Continuum I and Continuum II. Continuum II is located at 50 South Pointe Drive Miami Beach, Florida 33139.

It is located in the South of Fifth area of South Beach of Miami Beach.

Confusing?  It is to most people.

A lot of people drive by me when I am out walking my dog and say, “Hey, Can you tell me how to get to Miami Beach?”

I reply, “You are in Miami Beach.”

They reply, “Can you tell me how to get to South Beach?”

I reply, “You are in South Beach?”

They reply, “Can you tell me how to get to South of Fifth?”

I reply, “You are in South of Fifth, maybe you should tell me the place that you want to get to?”

This building is one of the best luxury South Beach condos in the Miami Beach area for many reasons.

Location: It’s located on the tip edge of Miami Beach and borders the new South Pointe Park.  It’s on the edge of Government cut a huge waterway that is a highway for large container ships, cruise ships and other boating industries.  On the other side of Government cut is Fisher Island, one of the most expensive zip codes in the United States.

Miami Beach Rentals South of Fifth… Rented Units in Popular Buildings

This morning I was doing market research based on the amount of rented units by building.  I wanted to see which popular Miami Beach (South Beach area) buildings had the highest amount of rentals over the last six months.  

Miami Beach

Over the last six months in Miami Beach there were 1,630 condos/town homes that rented & 1044 in South Beach alone.

South of Fifth Buildings:  224 Rentals over the last six months

**When looking at the selling price if it seems super high, divide it out by either six months or twelve months based on the listing price per month.  Some agents put the “selling price” as the rented price per month, others enter the entire year.  So for instance if the listing price is $1000 per month.  The real selling price could be $1000 or $12,000 depending on how the closing agent entered this field.

Top 5 Popular South of Fifth Buildings based on rented units

#1.  The Yacht Club is number 1 for rented units over the last six months with 45 rentals so far this year.   I would assume it’s because they have more lenient renting policies in regards to lease terms.  However, the application process is pretty thorough and strict.
