As a Realtor in Miami and Miami Beach, I work in the areas of South Beach, Brickell, Downtown/Midtown Miami. Over the past couple of years the market has obviously changed and I am finding that over time, it’s pretty evident who is still really in the business and in it for the long haul… good or bad. Some agents have decided to find part time jobs, others have decided that this is not a market where they care to participate. Whatever the case, I am finding that in my niche area, I am beginning to work over and over again with the same agents.
To me it’s important to work with the most professional agents because I know that at some point this person is going to “touch” my client’s transaction. Plus when I am calling around to show properties, I need responses quickly. When a buyer or renter contacts me, they are ready to preview properties. Time is of the essence.
A few insider tips to know if your agent is professional:
1. How does your agent answer the phone? Is it business or personal?
2. Do they return your calls promptly? If they don’t return your calls promptly how quickly are they going to return calls for inquiries on your property?
3. Do they have a web presence? If you are a property owner and need assistance renting out your unit, know that with my Rental customers 98% of my leads (calling about properties that I have advertised) are calling me from my Internet Presence; website and more. If you are a Seller about 86% of buyers start their search online. Doesn’t it make sense to use an agent that is Internet savvy?
4. Do they answer emails quickly? Today a lot of showings and basic interaction is via email. Quickly means a response within at least the same business day, not two days later.
PICTURES ARE MORE IMPORTANT THAT YOU KNOW!!!
5. Ask to preview the pictures of your listing. If your listing doesn’t have pictures, chances are potential buyers or renters are skipping right over it. The perception is that if it doesn’t have a picture something must be wrong.
6. Bad pictures or only building pictures are almost as bad as no pictures at all. Although pictures of the building and amenities are great, if there is no picture of inside the unit, there is that perception again that something must be “off” with the unit. De-clutter the frame. I love my dog but pets should not be in the pictures and people need to be out of the frame too.
And lastly…… we have to be able to get into the property without jumping through hoops.
6. Ask what are the showing instructions when another agent calls to show the property? In today’s market it’s important that the listing agent make it as easy as possible to show the property without compromising the security of the property.
Today more than ever, it’s important that you work with a professional Miami Beach Realtor. It’s important because this market is tough and competitive. Not only must your agent be professional with you but he or she must also be professional with other agents. In this day and time of technology, potential buyers and renters want quick responses. If your Realtor doesn’t respond quickly and professionally, it’s possible that they are missing out on potential opportunities.
