If you are thinking about purchasing Miami Beach Real estate, did you know that it’s probably in your best interest to hire a Miami Beach real estate agent as your buyer’s agent?
In the world of real estate there are typically seller’s agents and buyer’s agents. Of course we can cross over and work with both (we do) but most agents have a preference of either working with sellers or buyers.
In Miami Beach if your agent is a member of the local REALTOR(R) ® (R) association, your agent has access to all of the property listings available for sale.
When a seller hires a real estate agent to list their property for sale in this database (the MLS); the seller, the agent and the brokerage sign a listing agreement. Within this agreement there are terms that all parties have to sign off on, one of the terms is for commission. The commission is then listed in the MLS database.
Typically the seller’s side pays the commission and this is listed in our database prior to showing a buyer a property.
Top 3 Myths:
I will get a better deal if I just call the seller’s agent directly….
If you are calling the seller’s agent directly, you should know that the seller’s agent is first working for the seller, not you the inquirer or potential buyer.
The seller’s listing agents keep all of the listings…
Not true. If an agent whether they are a seller’s agent or buyer’s agent is member of the local MLS system, he /she has access to the same database of listings. Again, we all have access to the same database, same listings, etc.
Interview agents and hire one that you like.
Our previous agent never asked us these questions or details before showing properties.
In the end, we all run our businesses differently and what works for one agent may not work for the other.
Ognjen and I take more of a consulting type of approach in working with our buyers. We find that this approach saves our buyers time and often money of the purchase price.
